Before buying or selling

The electrics are not visible at a viewing, and in an active Stockholm market deals often happen quickly. An inspection of the electrical installation gives you in black and white what is in good order and what needs attention — concrete grounds for price negotiation for the buyer, and reassurance to present to sellers before the bids come in.

What we check

Consumer unit and fuses, RCD with functional test, sockets and visible installations, and the common risk points in older houses — unearthed sockets and amateur connections. In the older housing stock it is exactly unearthed sockets and small, overcrowded consumer units that we find most often. Everything is collected in the report with clear recommendations, and you can ask questions directly to the electrician on site.

What does an electrical inspection cost?

Fixed price SEK 4,495 including VAT, with a written report. The ROT deduction does not apply to inspections, so the price is the same regardless of your deduction allowance. You know the cost before we arrive — and the report is yours to use in negotiation, planning or insurance claims.

Older homes in Stockholm have electrics in several layers

A large part of Stockholm's housing was built long before today's electrical habits. In older houses and terraced houses there is often electrics in several layers — original installation, later additions and amateur work in between, commonly with remaining unearthed sockets and a consumer unit too small for how many appliances a household draws today. An inspection clarifies what is actually in the walls before you sign, and what it costs to fix what needs fixing.

What happens after the inspection?

You receive the report with issues ranked by severity: things that should be addressed immediately, things that can be planned and things that are good to know. If you want anything fixed we provide a fixed price per point — but the report is independent and you choose who does the work.

An electrical inspection and a building survey are not the same thing

A property survey before a house purchase looks at the building — the electrical installation is normally not included and is assessed at most visually. The electrical inspection is the complement: an authorised electrician who opens the consumer unit, measures and function-tests instead of just looking.

How long does an electrical inspection take?

It depends on the size and age of the home — a standard house or terraced house takes a few hours on site. You receive the report in writing after the walkthrough.

Can the report be used in insurance claims?

The report documents the condition of the installation at the time of inspection and serves as supporting evidence in insurance claims, at resale or in a price negotiation.

Is an electrical inspection needed when selling in Stockholm?

It is voluntary, but a recent report without issues is a strong card at a viewing — and if the installation has deficiencies you know before the negotiation rather than after.

Are repairs to deficiencies included in the price?

No, the inspection is independent and the price covers the walkthrough and report. If you want anything fixed we provide a fixed price per point — and on the repairs the ROT deduction applies, unlike the inspection itself.
